01 / Your deposit
The deposit is not all the cash you need.
Duty, notary charges, bank costs, insurance and any finishing works sit alongside the cash contribution to price. This calculator adds the upfront costs you enter, without assuming a grant or exemption will fund completion.
02 / Interest
An introductory rate has an ending.
A low initial payment is only one phase. Use the fixed-rate option to calculate the balance left when that period ends, then the payment at your later-rate assumption. A one-point stress test is a scenario, not a prediction.
03 / Duration
More years can mean more interest.
A longer term usually lowers the monthly instalment and increases lifetime interest. This desk compares five fewer years where possible. Age, loan purpose and the lender's credit policy may limit the actual term.
04 / The bank decision
Our calculator is not a sanction letter.
APS and BOV have their own income, age and commitment assessments. Their public borrowing estimators can return different amounts for the same example. Ask for a personalised quote and compare APRC, fees, insurance and conditions.
What this calculation assumes
Equal monthly amortising payments, full loan drawn immediately, monthly rate = annual rate / 12. The fixed-period balance is recalculated at the later rate. The later rate is assumed unchanged thereafter. Figures exclude ongoing insurance and bank fees unless entered separately as upfront costs. APRC is not calculated. Actual/365 interest, drawdown dates and lender rounding can differ. No approval, affordability limit or bank offer is inferred.

What would a Malta salary leave after ordinary tax and contributions?
No. It calculates repayments on the loan amount implied by your property price and deposit. Banks assess income, commitments, security and eligibility using their own criteria.
Is 3.5% a current offer from every Malta bank?
No. It is an editable illustrative rate, not a market-wide or personalised offer. Enter the rates and fixed period in a written quote.
Can I reproduce a bank representative example?
The standard monthly formula should be close where the loan, rates and dates match. Actual/365 interest, payment dates, drawdown and rounding can cause differences. Fees and APRC are separate and are not calculated here.
Does the stress result apply immediately?
For a constant-rate loan, the one-point higher rate is modelled from the start. With a fixed period, the rise is applied to the remaining balance after that period, unless the fixed period covers the whole term.
